Home Air Conditioning Maintenance Tips
Each air-cooling system takes advantage of some very fascinating laws of science to reverse warmth inside your house and make your home temperature lower than the outdoors. The good thing is you don't have to be a scientist to keep that system working well. Here are some simple tips to keep everything up and running.
Commonly, all AC system problems result from something being at least somewhat clogged. There are a few likely sources for that congestion, but the most common is a dirty drain line. If your drain line gets clogged, your system will have a ‘heart attack’ and stop working. When this happens, the cooling capabilities are reduced. This can also cause the compressors to stop working.
How Air Conditioning Works
Every system has a condensate drain pan and drain line. AC systems don't just cool the air; they also dehumidify it. The humidity that is removed from the air has to go somewhere, and that somewhere is into the cooling coil and out the condensate drain line. Since that water almost always contains mineral deposits, and often mildew, lines can get clogged. Quarterly cleansing will help keep that part of the system healthy and functioning efficiently. Use a commercial coil cleaner and a wire brush for a few minutes every couple of months and your system will stay in good shape.
You also need to do a little prevention to stop the buildup before it happens. Make sure that you change the filter every month it is in use. Most modern filters have an anti-microbial capacity, but check yours to make sure. This has the added benefit of reducing mold, mildew, and algae buildup in the system. It also helps keep it out of your house. People with allergies can experience discomfort or medical problems when this is inside your AC or house. Try to reduce dust in your home, since this can cause problems inside your AC too.
Lots of allergies are worsened by dust-borne pollen, dust-mites and other air-circulated allergens. By keeping your house clean, you can keep the person suffering from allergies happy.
AC systems often have places that moisture gathers and remains where mold, mildew or algae can build up despite the best filters' efforts. Intense buildup may need to be removed by a professional, but for less significant jobs, a mild disinfectant will help eliminate the problem. Just spray into the filter intake and let the system do its job normally.
Routine Air Conditioning Service Saves Money
Follow that manufacture’s guidelines to help keep it working accurately. Usually that amounts to no more than a few drops of electric motor oil squirted into the oil ports once a year. Check the blower motor fan blade to look for mold or mildew buildup while you’re at it.
The whole idea of an AC system is to take warm air, cool it, and put it into the house. The inside of your house should be anywhere from 15-25 degrees cooler than the duct temperature. The air slightly warms as it goes through the system. Check the supply duct with a stem-type or electronic wire thermometer. Check filters, circuit breaker, etc., if the difference is too small. If needed, call for professional help.
